IAconnects partnered with RCDC as a specialist systems integrator to deliver a smart building energy monitoring platform for a newly constructed Leisure Centre and Library complex in Wokingham.

Jointly operated by Wokingham Borough Council (WBC) and a private leisure franchise, the site required an intelligent, data-driven energy management solution that could deliver actionable insights and support sustainability goals without the need for new hardware.

The project aimed to enhance visibility into energy usage, carbon emissions, and operational performance by leveraging existing systems and infrastructure.

The Aim:

Key capabilities of the smart energy monitoring and fault detection system

  • Capture and display energy data from systems including mains supply, solar/PV, and air source heat pumps
  • Provide fault analysis and identify recurring BMS issues
  • Develop role-specific dashboards for:
  • Leisure Centre Operator
  • WBC Sustainability Managers
  • WBC Maintenance Managers
  • WBC Energy/Commercial Managers
  • Visualise energy interactions: grid usage vs. self-sufficiency vs. energy export
  • Implement a complete solution using existing infrastructure, with no additional sensors or hardware
The Solution:

Solution Architecture: Smart Building Integration

IAconnects deployed the MobiusFlow IOT data integration platform to act as a central smart integration hub. The solution featured:

  • Integration with the Trend BMS via BACnet
  • Data collection from:
  • Solar/PV and air source energy generation
  • Swimming pool systems, including faults and anomalies
  • Custom-built dashboards for each stakeholder group to improve data accessibility and clarity
  • Real-time “Live View” interface showing:
  • Renewable self-sufficiency
  • Grid dependency
  • Energy export activity

Occupancy monitoring without extra costs

Although there was no allocated budget for occupancy analytics, IAconnects leveraged the existing Zen Control Lighting Control System to repurpose data from PIR motion sensors:

  • Extracted occupancy data via PIR activations
  • Mapped trends into room-level insights on the UI
  • Delivered this feature at virtually no additional cost, enhancing facility utilisation insights

Smart fault detection for facilities management

Rather than duplicating the BMS fault log, IAconnects created a custom layer of fault intelligence:

  • Monitored recurring faults: any that occurred more than once within 30 days
  • Enabled proactive trend analysis and root cause identification by FM teams
  • Provided a long-term strategy to improve system reliability and reduce unplanned maintenance
